HOUSING COMMISSION MEETING
Tuesday, May 20, 2003
Chairman, Dr. Bernard Ross, who read the Open Public Meeting Act Statement prescribed by law, called the meeting to order at 8:00 P.M. Notice of the meeting was published in the Ridgewood News on June 28, 2002, posted in the Township Hall and filed in the Township Clerk’s office.
Minutes of the meeting are available from the Township Clerk, the Secretary of the Housing Commission and the Municipal Web site upon adoption by the Commission.

Present: Calandrillo, Martel (8:30), Plicinski, Raiz, Ross, Snyder
Donna Tamayne, Associate Township Attorney was present.
Plicinski made the motion to approve the minutes of April 15, 2003 Housing Commission meeting. Calandrillo seconded. Motion approved. Calandrillo abstained due to absence.
On a motion by Calandrillo, seconded by Snyder the meeting was opened to the Public. Motion approved.
No Public in attendance.
Calandrillo moved to close the Public Portion. Snyder seconded. Motion approved.
Tamayne will check with Keith Henderson of C.O.A.H, since she has not received a response to her e-mail sent on April 16, 2003.
Tamayne sent a letter to Ronald Levine, Esq., who is representing an owner of an Affordable unit scheduled for a foreclosure sale. Mr. Levine has since filed Chapter 7 Bankruptcy Petition on behalf of the owner. Tamayne will send Certified and regular mail letters to the Attorney, the owner and Ameriquest Mortgage Company requesting the Township be kept apprised of the Bankruptcy status. To receive further notice; the Township might file a Proof of Claim on the property; this should be researched by a law clerk.
The unit at 1419 Faulkner Court currently has a Sale pending. Copies of cancelled rental checks and/or bank statements have been requested from the present tenant which would enable the Commission to rectify the overcharges.
The regional income limits for 2003 from C.O.A.H and N.J.H.M.F. were reviewed.
Housing Manger’s Report
Report A One unit for sale, and one unit for rent.
Report B The unit previously reported in violation has come into compliance.
Report C Tamayane will send Certified and regular mail letters to the Attorneys, owners
and Mortgage Companies, requesting the Township is kept apprised of the bankruptcy status.
Report D Tamayne will prepare the necessary Resolution for the Township Council.
Report E The current balance is in excess of $600,000.00. Monies are being set aside to
purchase Affordable units should they become available.
a. Draft letter-Unit Expirations-Option to Buy. On a motion by Calandrillo, seconded by Snyder the letter was accepted. Motion approved. The letter will be mailed to
all owners of Affordable units.
a. 2003-2004 meeting schedule, dates were reviewed with the following changes. The
August 2003 meeting was cancelled, November and December 2003 will be combined meeting held on December 9, 2003.
At 8:35 PM Calandrillo made a Motion to enter into Closed Session to discuss litigation. Plicinski seconded. Motion carried.
At 8:40 PM Calandrillo made the Motion to return to Open Session. Plicinski seconded. Motion carried. The next Housing Commission is June 17, 2003.
Being no further business Calandrillo made the motion for adjournment at 8:40 PM, seconded by Snyder. Motion approved.
