7:30 P.M. SUB-REVIEW COMMITTEE MEETING
1. OPENING STATEMENT
The combined public/work session meeting of the Planning Board of the Township of Mahwah, held at the Municipal Building, 475 Corporate Drive, Mahwah, N. J. was called to order at 8:00 P.M. by Dr. Ross, Chairman. The Opening Statement was read according to the Sunshine Law, followed by the flag salute and roll call.
PRESENT: Mr. Brotherton, Mr. Jandris, Dr. Ross, Mr. Trent, Mr. Rudolph and Mr. Roth.
ABSENT: Mr. Donigian, Mr. DaPuzzo, Mayor Martel, Mr. Crean, Mr. Lamster.
PROFESSIONALS: Peter Scandariato, Esq., Michael Kelly, P.E., Joseph Burgis, P.P.

A Motion to approve the minutes of February 9, 2004 was made by Mr. Trent and seconded by Mr. Brotherton. All in favor.

After the word wetlands add “buffers”
Page 7: Mike Kelly asked that the following be noted:
“As part of the preliminary approval, the applicant said they would mark out the
center line of the road and area to be disturbed within the roadway before they
received preliminary approval. This should be subject to the approval of the
Township Engineer and consulted with the Environmental Commission.”
A motion to approve the Resolutions with corrections and additions was made by Mr. Trent and seconded by Mr. Brotherton. A roll call of members present revealed 6 aye votes by Mr. Brotherton, Mr. Jandris, Dr. Ross, Mr. Trent, Mr. Rudolph and Mr. Roth.
V. OPEN TO THE PUBLIC
A Motion to open the meeting to the public was made by Mr. Trent and seconded by Mr. Brotherton. All in favor.
A Motion to close the meeting to the public was made by Mr. Brotherton and seconded by Mr. Trent. All in favor.
VI. PUBLIC HEARINGS
VII. WORK SESSION
A. CONCEPTUAL, MURIEL BOONE, BLOCK 54, LOT 27
Michael Katz, Esq. appeared on behalf of the applicant. They are proposing to divide lots 26 and 27 into 5 conforming lots in the R-11 zone. There would be four lots fronting on Avenue A and one fronting on Second St. In doing this, Ms. Boone’s home would have to be either demolished or moved to conform to the lot requirements and the home on lot 26 would have to be converted to a single family residence.
The Board is in agreement with this conceptual plan.
B. COMMITTEE REPORTS
1. T/A #04-2001 ARCO, 300 ROUTE 17 SOUTH
The applicant will use this space as an office and distribution facility with 28 employees and 2 shifts. There will be no retail or walk-in customers.
A motion to approve was made by Mr. Trent and seconded by Mr. Roth. A roll call of members present revealed 6 aye votes by Mr. Brotherton, Mr. Jandris, Dr. Ross, Mr. Trent, Mr. Rudolph and Mr. Roth.
C. OLD/NEW BUSINESS
Dr. Ross referred to the letter from the DEP to Lapatka Associates which was included in the packet. He specifically made reference to the paragraph regarding the future parking layout plan shown on Sheet No. 2 of 9 in which the DEP does not give its approval.
Russo Development is scheduled for a public hearing on March 8, 2004.
A motion to adjourn the meeting was made by Mr. Brotherton and seconded by Mr. Jandris. All in favor. The meeting was adjourned at 8:35 P.M.
